DOMINE FARM – WRABNESS - Conversion of Redundant Agricultural Barn to Form Residential Dwelling/House.
Maple Building Services have taken much pleasure in converting this well established, redundant Agricultural Building into an attractive, unique dwelling which has been sensitively designed to give a very high standard of construction and finish.
This exciting project sits within a Coastal Protection Area with stunning views across the neighbouring estuary and gave the workforce the opportunity to work closely with the Client, Local Authority and English Nature to create a stunning dwelling, giving much character to its unique setting.
The project incorporated minor external changes to domesticate the Barn with some small single storey extensions. The external changes included the insertion of several purpose made windows, the removal of tin roofing and its replacement with natural slates and the careful removal of several projecting lean-to structures. The alterations have respected the traditional look of the rest of the existing building and would therefore not detract from its historical character and still retain its Farmstead appearance.
Part of the construction process involved the installation of a Ground Source Heat Pump. This complex Hot Water and Heating System incorporated the excavation of a 50 metre long x 8 metre wide and 1.5 metre deep Trench/Ground Loop Field and the laying of approximately 600 metres of piping within the trench.
A survey of the existing building by Natural England found that Bats were using the building as a roost. Many discussions/meetings then took place throughout the construction phase between Natural England, Maple’s Design Team and Contracts Manager to establish the way forward to protect and provide new roosting positions for the Bats. We at Maple believe in preserving our Wildlife and will always endeavour to work closely with Environment and Conservation Departments.
This outstanding Conversion has been carefully constructed to a very high standard by highly skilled tradesmen who have produced first class workmanship throughout and allowing the project to run very smoothly, giving an absolutely stunning Converted Barn Building that everyone can be extremely proud of.
